Work With Guadalupe River Waterfront Specialists

Guadalupe River real estate moves differently than a standard residential transaction. Flood zone classification, river position, water depth at the bank, short-term rental regulations, and proximity to commercial tubing operations all factor into how a property is valued and how fast it sells. The Lakefront Group brings both deep market knowledge and genuine personal history on this river.

Hunter Croan, founder of The Lakefront Group, grew up floating the Guadalupe. He still fishes and kayaks this stretch today. His familiarity with the Lower Guad runs deeper than market data, and it shows when evaluating which properties are genuinely well-positioned versus which are priced on scenery alone.

Hagan Cohle was born and raised in New Braunfels. For someone who grew up here, river life is not a selling feature, it's part of the fabric of the community. Hagan works primarily with buyers and brings a Finance and Economics background to the process, helping clients think through the investment side of a Guadalupe River purchase alongside the lifestyle.

Frank Baker, The Lakefront Group's lead listing agent, had a river house on the Guadalupe when his children were young. He knows what this kind of property means to a family. As a Certified Residential Real Estate Appraiser since 2000 and a 30+ year resident of the New Braunfels and Canyon Lake area, Frank brings a level of valuation expertise to Guadalupe River sellers that most listing agents simply don't have.

The team also has access to off-market and non-MLS Guadalupe River properties that never reach the public market. Contact The Lakefront Group to find out what's available.

New Braunfels is the larger of these two cities. It is more of a tourist destination. In fact, popular Gruene Texas is located within the city limits of New Braunfels. Gruene Texas Homes for sale are also extremely popular because of the Guadalupe River running through there combined with all the great shops, restaurants, and historic Gruene Hall. Incorporated in 2015 and among the newest cities in Texas, Spring Branch is a quieter place than New Braunfels, but that does not mean that it is dull. With only 250 permanent residents, this city definitely offers small-town living. Property owners here are surrounded by the wonders of nature and several attractions, including the Natural Bridge Wildlife Ranch, the Natural Bridge Caverns, and Guadalupe River State Park. That is not to say that the great outdoors is the only attraction Spring Branch offers, though. You can also get your shopping done in the District on 46 Shopping Center and enjoy a few drinks and some great food at any of the area's vineyards or breweries.

Guadalupe River Real Estate FAQs

Do All Guadalupe River homes flood?

No. This is one of the first questions buyers ask, and it deserves a real answer. Some do and you can typically see a discount to the price of the river house for this increased risk however you will see a premium for a similar house with little to no flood risk.  That said, every property (not necessarily the house) on a river sits  within a floodplain, and flood zone classification affects insurance costs, financing requirements, and resale value. The key is understanding what FEMA maps say about the specific property, not the river overall. Our blog Do Waterfront Homes Flood? Clearing Up the Biggest Misconception in Central Texas covers this in depth.

What is the difference between the Lower Guadalupe and the Upper Guadalupe for real estate?

The Lower Guadalupe runs from the Canyon Lake Dam to Lake Dunlap at IH-35 in New Braunfels — just over 23 miles. This stretch sees the most recreational traffic in the state and has the highest density of residential properties and vacation rentals. The Upper Guadalupe runs through Spring Branch toward Canyon Lake. It's quieter, lined with cypress trees, and tends to attract buyers looking for a more private riverfront setting. Pricing, property types, and short-term rental activity differ meaningfully between the two stretches.

Is the Guadalupe River a constant-level river?

No. The Guadalupe River is not managed to a constant water level the way some Central Texas lakes are. River levels respond to rainfall, drought conditions, and dam releases from Canyon Lake. This doesn't make river ownership less desirable, but it's worth understanding before you buy. Water depth at your property's bank can vary significantly across seasons.

Can I short-term rent a Guadalupe River home?

Many Guadalupe River properties have strong short-term rental histories. The combination of proximity to Gruene, New Braunfels, and the river itself makes this one of the more active vacation rental corridors in Central Texas. That said, STR regulations, HOA restrictions, and city rules vary by property and location, so verifying rental eligibility before making an offer is important. Our blog Are Short-Term Rental Lake Houses a Good Investment? covers the financial side of that decision.

What should buyers look for when comparing Guadalupe River properties?

Beyond a standard home inspection, buyers on the Guadalupe should evaluate flood zone classification and estimated insurance costs, historical water flow and levels at the specific property, the condition and legality of any river access structures, whether the property has direct bank access or a shared easement, and proximity to commercial tubing operations. Summer weekends near high-traffic tubing corridors can bring significant noise and traffic that doesn't show up on a listing sheet. Our blog Costly Lakefront Buying Mistakes covers the due diligence gaps that trip up riverfront buyers most often.

What types of properties are available on the Guadalupe River?

The Guadalupe between Canyon Lake and New Braunfels has a wide range of property types: primary residences, weekend cabins, fully furnished vacation rentals, undeveloped riverfront lots, and multi-unit properties with investment potential. The Spring Branch stretch of the Upper Guadalupe tends to offer more acreage and privacy at comparable or lower price points than the busier sections closer to New Braunfels and Gruene.

The Guadalupe River corridor between Canyon Lake and New Braunfels is one of the most active waterfront markets in Central Texas, and the best properties rarely stay available long.
