View ListingsMore Info

A small, lively community on the western edge of Lake LBJ, Sunrise Beach Village is a one-of-a-kind waterfront neighborhood that lives up to its vibrant name. Though the population is under 1,000 residents, this community still holds its own as one of the more social neighborhoods on Lake LBJ— its relaxed feel, shallow sandbars, and countryside vibes draw in plenty of boaters, water skiers, jet skiers, and swimmers. The land is less developed and everything is a little more spread out, lending an air of privacy. At the same time, shallow sandbars and calm waters make for the perfect setting for neighborhood gatherings and leisurely boating trips. In terms of the properties themselves, homes for sale in Sunrise Beach tend to be private, simple, and a bit more affordable than neighboring townships like Horseshoe Bay. Homes can start as low as $400k and soar up to reach the mid-$2 million mark.

More info on Sunrise Beach Village Waterfront Homes on Lake LBJ

Looking for a home on Lake LBJ that doesn’t feel quite so crowded? Sunrise Beach Village may be the perfect little spot for your next piece of waterfront property. The land is less developed than many of the surrounding areas, the waterfront is untouched in places, and everything is overall just a little more spread out. Sunrise Beach is much more “laid back, humble countryside” than “over-the-top resort.”

About 900 people call Sunrise Beach “home,” and nearly every one of them would tell you that their neighborhood is the best one on Lake LBJ. Located on the southwestern shore, Sunrise Beach has gained a loyal population of retirees, vacationers, and families for its friendly, down-home feel. While quiet, private homesites pepper the shoreline, plenty of friends and neighbors gather on boats and beaches for a good ‘ol fashioned dose of Texas “lake life.”

In terms of location, Sunrise Beach Village is on the west side of the lake, south of Kingsland, across the lake from Highland Haven and Granite Shoals, and north of Horseshoe Bay and all its subsections (Applehead Island etc). This means that residents only have to travel about 20 minutes (at the most) to get to any other part of Lake LBJ’s diverse shoreline.

Those looking for an affordable waterfront property will find prices dip as low as $400k, while buyers seeking a more upscale home can also find plenty of inventory. Want to go even simpler? Canalfront homes start in the upper $200ks.

Is Sunrise Beach your style? If so, we’d love to show you around. If not, there are plenty of other Lake LBJ neighborhoods that offer different strengths. For a more upscale lifestyle, check out Horseshoe Bay’s resort-style town. For more of a quiet, countryside feel, take a look at Kingsland, Granite Shoals, and Highland Haven.
