Volente waterfront homes for sale sit on the north shore of Lake Travis between the Cypress Creek and Sandy Creek arms, about 20 minutes from Cedar Park and 15 to 20 minutes from the Four Points shopping corridor. The village was incorporated in 2003, covers roughly two square miles, and is built almost entirely around the water: main-body frontage, deep coves such as Gun Hollow, and a handful of peninsulas. Volente is a small place with a lot of shoreline, and the gap between its best waterfront and its weakest is wide. One lot sits on the main body with water that stays usable in a dry year. Another sits at the back of a cove that turns to mud when the lake falls. A third is a wooded acreage tract where the trees cannot come down without an environmental review. The village treats short-term rentals as a conditional use, not a right. None of that shows up in a listing photo, and all of it drives value. Volente Waterfront Homes for Sale: Deep Water Close to Austin

The short version: a large share of Volente sits on the main body of Lake Travis with depth comparable to the Lakeway side near the dam, and only the far ends of some coves go dry. That combination of dependable water and a short drive to Austin is what makes the village worth a close look.

Lake Travis is the longest of the Highland Lakes at 57.6 boatable miles, and Volente sits on its north shore about seven miles up the lake from Mansfield Dam. The village occupies the ground between the Cypress Creek arm to the east and the Sandy Creek arm to the west, with Starnes Island off its western point at the mouth of Sandy Creek. The result is a lot of shoreline for a village of a few hundred homes: open-water frontage facing the main channel, cove frontage in Gun Hollow and the smaller hollows that cut into the hills, and peninsulas with water on more than one side. Lake Travis is a water-supply reservoir and the one Highland Lake designed to hold floodwater, so it rises and falls with rainfall rather than holding a set level. Most of Volente handles that well. Brooke's read, from years of selling on this shore, is that many sections of the village are main-body deep water much like Lakeway, and the exceptions are a few areas toward the back of certain coves. That is a better starting position than most north-shore communities, but it is still a property-by-property question, and it is why we pull the water history for the exact shoreline before a client commits. Coves, Peninsulas, and Open Water: Reading a Volente Shoreline

Three kinds of Volente waterfront homes for sale come up, and they are not the same product.

Main-body frontage faces the channel and keeps depth across the lake's normal range. It takes more wind and boat wake than a cove, and the shoreline is often steep, so the questions are about slope, stairs or a tram to the water, and how the dock is anchored. These are the properties that hold value best when the lake is low, and they are priced accordingly.

Cove frontage is calmer and more private, and the mouths of Volente's coves hold good water. The further back in the cove a lot sits, the sooner it feels a drawdown. A dock at the back of a hollow may float in a wet year and sit on rock in a dry one. Before you compare two cove homes, find out where each one has stood in past low periods, not just where the water is today.

Peninsula and acreage tracts are the rarest and the most interesting. Volente still has wooded parcels with water on two or three sides, and a few larger tracts that could carry a single estate or be developed. Docks, Marinas, and Getting on the Water in Volente

Floating docks are the norm on Lake Travis because the lake moves, and Volente is no exception. The Lower Colorado River Authority does not require a permit, registration, or fee for a residential dock of 1,500 square feet or less, but every dock on the lake has to meet LCRA's Safety Standards for Residential Docks on the Highland Lakes for flotation, lighting, anchoring, and distance from shore (LCRA, checked October 2026). Larger docks need an LCRA permit. Owning the lot does not by itself guarantee a dock, since the submerged land can belong to someone else, so dock rights are part of our due diligence on every Volente lakefront purchase. A buyer planning a new dock should also budget for the slope: on steep main-body lots, getting from the house to the water is often the bigger expense.

Volente has more marina capacity than any village its size should. VIP Marina sits at the mouth of the Sandy Creek arm next to Volente Beach with fuel, boat rentals, and covered slips. Sandy Creek Marina on Lime Creek Road is home to Stumpy's Lakeside Grill, one of the few places on the north shore where you can tie up for a meal. Highland Lakes Marina offers dry stack storage, rentals, and a launch it describes as the deepest on Lake Travis. On the Cypress Creek arm, Riviera Marina and Anderson Mill Marina serve boaters on the Anderson Mill side of the village. For many Volente owners, a covered slip at one of these replaces a private dock entirely, and that choice changes which properties make sense.

Public access is close as well. Cypress Creek Park, an LCRA park, and Sandy Creek Park, a Travis County park off Lime Creek Road, both sit at the village's edges, with ramps that operate as the lake level allows. Volente Beach runs seasonally on the water next to VIP Marina, and Lake Travis Zipline Adventures operates above the shoreline on the village's west side.

Building and Clearing in Volente: What the Preserve Means for Your Lot

Volente borders the Balcones Canyonlands Preserve, and some lots in the village are mapped as golden-cheeked warbler habitat. On those lots, clearing is generally restricted during nesting season, March 1 through August 31, and clearing outside that window still does not mean the lot can be cleared without approval. Brooke has sold Volente properties where the owners had to commission an environmental study and mitigate for the warbler before they could build. In practice this mostly affects new construction and larger tracts; an existing home on a cleared lot is rarely touched by it. It is a line item in our due diligence on any Volente acreage or teardown, and it is one more reason to buy here with a team that has been through it.

The village itself is small, with its own council, planning and zoning commission, and ordinances, so building, zoning, and rental questions run through the village rather than Travis County. That is an advantage for owners who want a say in what happens next door, and something to plan for if you intend to build.

Who Buys Waterfront in Volente

Volente waterfront homes for sale draw second-home buyers first and full-time residents second, with second homes likely the majority. The appeal is simple: a lake house with dependable water that is about 20 minutes from Cedar Park, 15 to 20 minutes from Four Points with an H-E-B and the Steiner Ranch Steakhouse, and roughly 35 to 45 minutes from downtown Austin depending on traffic. Full-timers tend to work in north Austin, Cedar Park, or the Four Points tech corridor. Volente is served by Leander ISD. Attendance zones are set by the district and can change, so confirm the campuses assigned to any specific address with Leander ISD before a school becomes part of your decision.

Volente Waterfront Real Estate FAQs

Is Volente on the main body of Lake Travis or in a cove?

Both. The village wraps around the point between the Cypress Creek and Sandy Creek arms, so waterfront homes in Volente range across main-channel frontage, cove frontage in hollows like Gun Hollow, and peninsulas with water on multiple sides. Main-body and peninsula lots keep the deepest water. Cove lots are calmer and more private, and the ones near a cove's mouth hold water nearly as well as the main body, while lots at the back of a cove feel a drawdown first.


Does Volente waterfront hold water when Lake Travis drops?

Most of it does. Brooke's experience on this shore is that many sections of Volente sit on deep water comparable to Lakeway, and only the ends of some coves go dry. Can I build a private dock on a Volente lakefront lot?

Usually, but it is not automatic. LCRA does not require a permit, registration, or fee for a residential dock of 1,500 square feet or less, and larger docks need a permit; every dock has to meet LCRA's residential dock safety standards. Owning the lot does not guarantee the right to a dock, because the submerged land may be owned by someone else. We confirm dock rights and look at the slope to the water on every Volente purchase. Owners who would rather skip the dock keep a slip at VIP Marina, Sandy Creek Marina, or Highland Lakes Marina, all inside the village.


Are short-term rentals allowed in Volente?

Only with a conditional use permit, and approval is not guaranteed. The Village of Volente states that short-term rentals are not a permitted use of property. An owner has to apply for a conditional use permit, which includes a Planning and Zoning hearing and a City Council hearing, with notice to neighbors within 500 feet. If the permit is approved the owner receives a short-term rental license that renews annually (Village of Volente, checked October 2026). A property in an HOA can carry further restrictions.
