Jonestown Waterfront Homes for Sale: Start With the WaterJonestown sits on the Sandy Creek arm of Lake Travis, roughly eight miles up the lake from Mansfield Dam. Water depth here varies more from property to property than almost anywhere else on the lake. The main channel and the deeper coves stay usable through a drawdown. Some of the shallower coves and the public ramps become harder to use as the level falls, and the city itself describes its ramps as open water level permitting. That is why Jonestown is less about picking a subdivision and more about picking a shoreline. Properties around Reed Parks Road and portions of The Hollows offer deep-water frontage. Other waterfront in town is better described as lake view with seasonal water access, and it should be priced that way. The Hollows on Lake TravisThe Hollows is the community most buyers ask about first, and for good reason. It runs along the north shore between Big Devil's Hollow and Sandy Creek, covers roughly 1,400 acres, and holds about six miles of Lake Travis shoreline. The community mixes custom builds with builder homes, and certain sections are gated. Amenities are the draw: a Beach Club with multiple pools including an infinity pool, a fitness center, and seasonal food and drinks; two kayak clubs with lake access; miles of hiking and golf-cart trails; and the Hilltop Smokehouse and Overlook as a second gathering spot. Northshore Marina sits inside The Hollows. It is a deepwater floating marina that stays accessible across the lake's range, with large covered slips, fuel, and a ship store, and slips are available to boaters who do not own in the community. For many Hollows buyers the marina replaces a private dock entirely. Certain waterfront lots in The Hollows can accommodate a private dock, subject to LCRA and community approval, so that is a property-by-property question rather than a community-wide yes. Two things to know before you shop here. First, most homes in The Hollows are near the lake with amenity access rather than on it. A lakefront lot inside the community and a hilltop lot with a Beach Club membership are different products at different prices. Second, short-term rental rules are section-specific. Some condo sections allow rentals and other sections do not, so we check the restrictions for the exact section before a client buys with rental income in mind. Reed Parks Road and Jonestown's Acreage WaterfrontOutside The Hollows, Jonestown waterfront homes for sale take on a different character. Reed Parks Road is known for larger waterfront and acreage properties, including homes with deep water and private docks. These are the properties buyers picture when they picture a Lake Travis lake house: room on the land, room on the water, and a dock that works in most years. Inventory on this road is thin and moves quickly, and off-market and pre-market access matters more here than in a subdivision with steady turnover. Elsewhere in town you will find established lake neighborhoods with smaller lots and older homes, some with docks and some with community access only. Getting on the Water in JonestownJones Brothers Park is the city's main lake asset, with swimming, fishing, a long shoreline, and public boat ramps that operate as the lake level allows. The park runs on a permit system, with resident and non-resident passes, so check the city's current rules before you launch. Northshore Marina serves The Hollows side of town, and Sandy Creek Yacht Club and Marina in neighboring Volente is the other close option for slips and service. Boaters who keep a slip rather than a dock have both within a few minutes of most Jonestown addresses. Who Buys Waterfront in JonestownJonestown waterfront homes for sale draw a mix of full-time residents and second-home buyers. The full-timers are usually people who work in Cedar Park, Leander, or north Austin and want a lake house they can live in year round. Cedar Park and Leander are generally about 10 to 20 minutes away depending on the property, and downtown Austin is typically 40 to 50 minutes depending on traffic. Second-home buyers come for the same reason the full-timers do: this is a quieter stretch of Lake Travis than the Lakeway side, well away from the boat traffic near the dam. Schools are worth confirming early. Jonestown is split between two districts. The Hollows and much of the Reed Parks Road area are served by Lago Vista ISD, while other parts of the city fall in Leander ISD. Attendance zones can change street by street near the line, so verify the campuses assigned to a specific address with the district before a school becomes part of your decision. Jonestown Waterfront Real Estate FAQsDoes Jonestown waterfront hold water when Lake Travis drops? Some of it does and some of it does not, which is the single most important thing to understand about waterfront homes in Jonestown. Reed Parks Road and parts of The Hollows sit on deep water that stays usable through a normal drawdown. Shallower coves and the public ramps are affected sooner. Can I build a private dock on a Jonestown lakefront lot? Sometimes. Owning waterfront on Lake Travis does not automatically give you the right to build a dock. Eligibility depends on the lot's location and shoreline, subdivision or community restrictions, and approval from the governing authority, which is usually the Lower Colorado River Authority. In The Hollows, community approval applies on top of LCRA. Many Jonestown owners keep a slip at Northshore Marina or Sandy Creek Yacht Club instead. Are short-term rentals allowed in Jonestown? Only in specific places. The City of Jonestown limits short-term rentals to a designated overlay district, requires an annual license, and collects hotel occupancy tax. Inside The Hollows the rules are section-specific, with some condo sections allowing rentals and others not. Properties in an HOA or POA can carry restrictions on top of the city's. No. The Hollows has about six miles of shoreline across roughly 1,400 acres, so most homes are near the lake rather than on it. Every resident gets the Beach Club, the kayak clubs, the trails, and access to Northshore Marina. Only certain lots are true lakefront, and only some of those can support a private dock. Make sure you know which product you are buying before you compare prices. Which school district serves Jonestown? Both Lago Vista ISD and Leander ISD serve parts of the city. The Hollows and much of the Reed Parks Road area are Lago Vista ISD. Confirm the assigned campuses for any specific address directly with the district. Do Jonestown waterfront homes flood? Lake Travis is the one Highland Lake designed to hold floodwater, so the lake rises into the flood pool during major rain events. The terrain around Jonestown is hilly and many homes sit well above the shoreline, but the answer for any specific property is in its elevation certificate, which shows where the structure sits relative to base flood elevation.
